Business plan: complete master plan approvals for six (6) industrial buildings totaling 932,000 square feet. The buildings ranged in size from 50,000 square feet to 300,000 square feet.

Outcome: SOLD the entire 97-acre site to First Industrial and reclaimed 26 acres of land for free in October 2017 following completion of off-site improvements and streets.

Challenges: project required an Addendum to the original EIR, a revised Specific plan and specific site plan approvals for the Phase I buildings which included three different Airport Land Use designations and a location on the border of two cities (Eastvale and Chino). The second big challenge was a mix of industrial and retail zoning.
